Buyer Representation: Why may you want a buyers representative verse just using the listing representative? A buyer's representative works solely in your best interest. Unless you are experienced with running your own numbers, negotiating the best terms, paying attention to market ques, you should have someone in your corner to admonish you about the pros & cons that may arise during a transacting. A buyer's representative is there to help you meet your goals.
Investment Analysis: Whether you buying for the sole purpose of an investment or as an owner-occupier, all properties are an investment to some degree. Depending on the information provided to the listing representative, the analysis of a potential purchase at first glimpse can have multiple outcomes depending on how you calculate the data. Any purchase of real estate/investment, a client wants a good understanding of the numbers and make sure that it fits into your short and long term goals.
Purchase/Refinancing: Are you looking for capital to make a purchase or to refinance out your current portfolio? There are numerous reasons to consider refinancing. During the normal course of business, we are talking to diverse lenders from institutional money, hard money lenders, banks and SBA loans, to give the client options that may be advantageous for their current situation.

Navigating all the agencies that have a part to play in granting your project moving forward? You want someone there to at least act as a sounding board and is able to support your intentions.

There may be improvements, strategies, or systems that may help improve your numbers? You have a team of people to help you meet your objective.
